The easiest way is to set up on auto pay or through our (Online Payment System). Cash, check and money orders are not accepted, unless delinquent and at Owner’s or Owner’s Agents discretion.  Accepted forms of payment: credit and or debit card (3.99% service fee) and ACH (1.75% service fee) payments. Autopay is available for your convenience.

Accepting cash, checks, and money orders through a dropbox and mailbox poses significant safety and efficiency challenges for both tenants and the facility, and considering the time and cost involved for tenants, using the online payment portal is often the smarter option. Here’s why:

1. Security Risks

  • Theft: Dropboxes and mailboxes are vulnerable to theft, putting cash and checks at risk.
  • Fraud: Checks or money orders can be tampered with, resulting in potential financial disputes or losses.

2. Lack of Documentation

  • No Immediate Record: Payments made through a drop box or by mail may not be logged immediately, leading to potential disputes about whether a payment was made or received.
  • No Proof of Payment: Unlike online payments, there’s no immediate confirmation for the tenant, which could result in uncertainty or confusion.

3. Inefficiency for Tenants

  • Time Costs: Delivering a physical payment requires a trip to the facility, which may involve spending 30 minutes or more depending on location.
  • Gas Costs: At an average of $3.50/gallon, a trip of 10–15 miles round-trip could cost $3–5 in fuel. Gas prices tend to frequently fluctuate, especially during warmer months.

For most tenants, these expenses can exceed the 1.75% ACH and 3.99% Card service charge for an online payment. For example:

  • ACH Fee Example: A $100 payment via ACH would only cost $1.75 in fees.
  • Card Fee Example: A $100 payment via card would only cost $3.99 in fees.

When compared to the cost of gas and time, online payment is often more cost-effective and efficient.

4. Limited Convenience

  • Errands and Delays: Obtaining money orders and cash or making trips to deliver payments can be inconvenient and time-consuming, especially if payment needs to be made urgently.
  • Immediate Confirmation: Online payments offer instant confirmation, eliminating the uncertainty of whether a physical payment has been received and processed.

5. Processing Challenges for the Facility

  • Delays in Posting: Physical payments require manual handling, which delays processing and could result in late fees or account issues.
  • Increased Administrative Costs: Handling cash or checks adds operational inefficiencies, diverting resources from improving tenant services.
  • Inconsistent Practices: Cash, check, or money order handling increases administrative burden, making it harder to maintain consistent and professional operations.
  • Human Error: The risk of misplacing or misapplying payments increases when handling physical transactions.

6. A Safer, Smarter Solution

With the secure online tenant portal, tenants can:

  • Pay anytime, anywhere, with no need to travel.
  • Immediately verify that their payment has been received.
  • Avoid the risk of physical payments being lost or stolen.
  • Conveniently set up Auto Pay to avoid unnecessary late charges and beginning the lien process.

Do's and Don'ts when entering items into a standard, non-climate controlled, self storage unit.

When it comes to self-storage, a little preparation goes a long way. Whether you’re storing seasonal items, household goods, or a vehicle, following these best practices ensures your belongings stay safe and organized. Here’s a starter guide to the Do’s and Don’ts of Self-Storage:

The Do’s

1. Choose the Right Type of Storage

  • Non-Climate Controlled Units: Ideal for items like tools, lawn equipment, vehicles, and other durable goods that aren’t sensitive to temperature or humidity.
  • Climate-Controlled Units: Essential for delicate items such as electronics, furniture, artwork, important documents, and clothing, especially in extreme weather conditions.

2. Prepare Your Items for Storage

  • Clean and Dry Everything: Wash and dry items thoroughly to prevent mold and odors.
  • Disassemble Large Items: Take apart beds, tables, and other large furniture to maximize space.
  • Protect with Coverings: Use protective covers for furniture, mattresses, and other sensitive items to guard against dust and scratches.
  • Choose the Right Storage Boxes: Cardboard boxes are suitable for short-term storage, but for long-term, use plastic, tightly sealed containers to protect against moisture and pests.

3. Prepare the Storage Unit

  • Lay Down Pallets: Keep boxes and items off the floor to protect them from potential moisture.
  • Use Cedar Chips: Spread cedar chips to deter critters naturally.
  • Avoid Touching Walls: Leave space between stored items and walls to allow air circulation and prevent mold.
  • Add a Drip Pan Under Vehicles: For vehicle storage, place a drip pan to catch any potential leaks.

4. Organize Your Storage Unit

  • Store Heavy Boxes on the Bottom: Always place heavier boxes at the base of a stack to prevent tipping or crushing.
  • Use Furniture Sliders and Stack Securely: Slide heavy furniture together and stack lighter items securely on top.
  • Keep Boxes Elevated: Store boxes containing electronics or important items on pallets or shelves for added protection and easy access.
  • Maintain Pathways: Leave an aisle in the center of the unit to reach your belongings easily.

5. Determine the Right Unit Size

  • 5×10: Great for a small apartment’s worth of itemslike a bed, dresser, and a few boxes. This size is comparable to a walk-in-closet with a capacity of 1 room of furniture with boxes.
  • 10×10: Fits the contents of a one-bedroom apartment, including furniture and appliances. This size is comparable to a large bedroom with a capacity of about 2 rooms with boxes.
  • 10×15: Holds items from a two-bedroom apartment or a small vehicle. This size is comparable to a large bedroom with a capacity of about 4 rooms with boxes.
  • 10×20: Suitable for a multi-bedroom home or a car with some additional storage.
  • 10×30: Ideal for large homes or vehicles like boats and cars. This size is comparable to a one-car garage with a capacity of about 5 rooms of furniture with boxes.

Remember, these sizes are approximate. Your needs may vary.

The Don’ts

1. Don’t Overstuff the Unit

Overpacking can damage your items and make it difficult to access them later. Plan your layout carefully.

2. Don’t Store Prohibited Items

Avoid storing hazardous materials, perishable goods, or anything illegal. Always check your lease agreement for a list of prohibited items.

3. Don’t Forget Insurance

Protect your belongings with tenant insurance. If you don’t already have homeowner’s or renter’s insurance, consider enrolling in a tenant protection plan offered by the facility.

4. Don’t Neglect Security Measures

Always lock your unit with a high-quality lock and keep track of your gate access code. Ensure the facility has security measures like surveillance cameras and gated entry.

5. Don’t Disregard Maintenance

Check your unit periodically, even if it’s long-term storage. Look for signs of moisture, pests, or other issues to address them promptly.

By following these Do’s and Don’ts, you can maximize the lifespan of your belongings, stay organized, and enjoy peace of mind while they’re in storage.
